Can you believe that August is here? School is starting, and the fall is around the corner. WOW, this year has flown by. I CHALLENGE you! I challenge you to work as hard as you can the rest of the year. What you do in the second half of 2008 not only will make you money now, but also put you in a very good place for the “new year”. Did you know that more than half of the agents do not work after October? They think that the “good part” of the year is over. But they have the wrong MINDSET. The fall is the time of year to gain market share. There is less competition against you. My best months were in the fall. Infact, I usually had 4-6 closings in December! I encourage you to work as hard as you can ALL year long. Do something different! Change the way you lead generate one day a week. Be different! I am; I went out of my comfort zone and started a BLOG. Do something to make yourself shine! But take advantage of the 2nd half of 2008! Make it GREAT!

The #4 Attribute of a Value-Added Agent is that they have effective communication tools and USE them! Did you know that the #1 complaint to the Georgia Real Estate Commission is that agents do not communicate? Many agents don’t communicate even on the most basic level with buyers and sellers. Be DIFFERENT! Communicate with your client on the highest level you can. The old add edge of “no news is good news” DOES NOT work in the Real Estate world! Your clients hired you because you are the expert! Make sure you let them know that. When you do not know something, be honest, tell them you will get back to them with the correct information and make sure you do get back to them! After the closing, most agents never contact their clients again! Most of my repeat business came from the other agent never contacting them again. So they called me to re-sell their home years later! Use a database management system and stay in touch! We must be the best in this industry and let our clients know what we have to offer. Communication at every step is one way to be different!

The #2 Attribute of a Value-Added Agent is that they are continuously EDUCATED! Real estate changes every day and a value added agent is apprised of all the changes in legal issues and technology. In fact, a value-added agent will go above and beyond what is required by them by their local laws. Most highly successful agents have designations! They are the letters that follow their name. I have my ASR, CRS, and GRI. They are Accredited Seller Representative, Certified Residential Specialist, and Graduate Realtor Institute. I have spent hundreds of hours on continuing education. Each class has helped me be a better Realtor. It is known that Realtors with designations make more money. When you invest in your self and your business, you will see the results in your pocket book! The following post is based on a presentation I did at a recent sales meeting to my agents. One of my incredible agents suggested I use it and share it with all. This will be posted in several parts and is based on an article I read in Broker Agent News. Enjoy and I hope it makes you want to be a Value-Added Agent!
The #1 Attribute of a Value-Added Agent is that they WORK FULL TIME in real estate! I did not realize it, but statistically, 65% of Real Estate agents are part-time! That figure may even be higher in this shifted market. Most seller and buyers are not aware of that. YOU MUST let them know your commitment to them and your career! Think, “If I was a buyer or a seller, who would I choose? A FULL TIME agent or a part time agent?”
If you are a part time agent, are you taking the necessary steps to make Real Estate a Full Time commitment? Remember that a person’s home is most always the biggest financial investment a person makes. Again, think, who would you choose? I know that I always made sure my customers and clients were aware that I was there for them. Real Estate is my CAREER! Make sure your clients are aware as well!

Get in the Game!

“Success is NOT an Accident”! That is true. It is also the name of a book I am currently reading. If you think that success is an accident, you are wrong. Real Estate is like baseball. It really comes down to fundamentals. If everyone on the team adheres to the fundamentals of the game, the baseball team will usually win. If the baseball team if filled with superstars that do not carry out the simply fundamentals of the game, they will most likely lose. So, are you accomplishing the simple fundamentals of Real Estate? Think about it. Real Estate is all about leads! How can you get listings if you do not have a lead? How can you write a contract if you have no buyers? What can you put into action TODAY that is fundamental to your Real Estate Business? Think back to the day you passed your Real Estate exam….what was going through your mind? What was the reason you wanted to be a Realtor? Did you visualize where you wanted to be & what you wanted to become? Did you focus on where you wanted to go and how you would get there? What is stopping you now? Focus on what you want and practice the fundamentals. Get in the game. Focus on Leads and Listings and you are on your way. We are half way thru 2008. How close are you to what you wanted to achieve this year? This is the time to re-assess your goals. This is the 7th inning stretch. Get in the Game!
